Terms and Conditions of use

By making a booking you agree to the following terms and conditions.

1. To reserve the property the client should complete the online booking form and submit; thereafter a deposit sent by post within 7 days [ to be sure of your booking] we cannot guarantee a booking until the deposit has been received and banked. A e-mail will be sent to confirm receipt of your deposit cheque as soon as it arrives followed by a confirmation letter by post to you confirming details of your booking .
2. The balance of rent and security deposit is payable eight weeks before the start of the rental period. If payment is not received by that date the Owner reserves the right to give notice in writing that the booking is cancelled. The client will remain liable to pay the balance of the rent if the Owner is not able to re-let the Property. Bookings made within eight weeks of the start of the rental period require full payment at the time of booking.
3. A security deposit of £250 for booking is required in case of, for example, damage to the property of its contents, keys and cleaning etc. However the sum reserved by this clause shall not limit the client's liability to the Owner. The Owner will account the security deposit and refund the balance due within 12 days after departure.
4. In the event of a cancellation refunds of amounts paid will be made if the Owner is able to re-let the property and any expenses or losses incurred will be deducted from the refundable amount. The client is advised to arrange a comprehensive insurance policy (travel) to include cancellation cover and to cover personal belongings and public liability as these are not covered by the Owner's insurance.
5. The rental period shall commence at 4:30 p.m. on the first day and finish at 10.00 a.m. on the last day. The Owner shall not be obliged to offer accommodation before the time stated and the Client shall not be entitled to remain after the time stated (in both cases unless otherwise agreed by the Owner).
6. The maximum number to reside in the Property must not exceed the number stated unless the Owner has given written permission.
7. THE CLIENT MUST LEAVE THE PROPERTY IN A CLEAN AND TIDY CONDITION. The client is expected to leave the property cleaned, to include kitchen appliances, BBQ, floors vacuumed, bath/shower rooms cleaned and all rubbish removed. Furniture/beds and outside furniture, etc moved during the stay must be returned to the place it was originally in. The owner reserve the right to make a retention from the security deposit to cover cleaning etc. if necessary. A cleaner can be arranged and called in if requested.
7a. Linen and towel hire: if requested,please note there will be no reimbursement for unused linen during your stay, please state your linen/ towel requirements correctly at the time of filling out your booking form on line, as arrangements need to be put in place before your stay. Amendments are possible up to 2 weeks before the start of your holiday by letter and e-mail to re confirm change of order or cancellation .Pleas note:your linen/towel request is due to be payed in full on arrival at the property.
8. A cleaner can be arranged if you would prefer this, please let us know at the same time of sending balance rental and security deposit,so we can arrange this in advance of your holiday. Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.
9. This contract shall be governed by English Law in every particular including information and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in conjunction with this contract may be brought in any court of competent jurisdiction in England. Information on how to reach Kergonian from the dual carriageway at Quimper will be sent to you on receipt of the balance of your payment and security deposit £250 eight weeks before your holiday starts. A separate cheque is required for your security deposit please.
10[ The Granary]: Gas central heating is not included in the rent of the property and not available during May to September inclusive.
11. The pool is closed during the months of October to April inclusive.
